Local 49 exemplifies Meakin Waxman’s talent for placemaking, and ability to partner closely with local organizations to create a lasting and impactful presence in developing neighborhoods.
Our concept, designed to fit the aesthetic of the neighborhood, was rendered in Regional Northwest Modern Style, and features nearly 11,000 square feet of leasable, light-filled space. Since opening, Local 49 has become a cornerstone for the Clinton neighborhood, offering locally-owned businesses a modern and central space to serve the community.

SELLWOOD LOFTS
Over the course of four years, Meakin Waxman transformed a toxic waste dump into a thriving, desirable gathering place, complete with townhomes, retail shops, and a library.
By partnering with several community organizations, including the neighborhood association and city council, we created an approachable and adaptable building that has paved the way for other small business owners to reclaim the Sellwood neighborhood. As a result of the loft’s transformative success, the project was nominated for The Governor’s Award in 2001.

CLINTON ROWHOUSES
A practical home suited for life in the city” was the vision for the Clinton Rowhouses in Southeast Portland. Inspired by the design and enduring sensibilities of Gustav Stickley, a leading figure of the American Arts and Crafts Movement, this project served as an example of a thoughtful, desirable, and high-quality rowhouse concept.
